EICR CERTIFICATES

An EICR (Electrical Installation Condition Report) is a thorough inspection of a property’s electrical system, to identify any faults, wear and tear or potential hazards, along with providing recommendations to enhance electrical safety.

The EICR report covers:

  • Wiring
  • Fuse boards
  • Sockets and switches

Landlords must update their EICR every 5 years or at the start of a new tenancy (with fines of up to £30,000 for non-compliance). For homeowners, and EICR is recommended every 10 years. Stay compliant and safe, book an EICR test today.

An Electrical Installation Condition Report (EICR) is an assessment of a property’s electrical system to check for safety, faults, and compliance with regulations.

Homeowners, landlords, and businesses should have an EICR to ensure electrical safety. Landlords are legally required to renew theirs every five years or at the start of a new tenancy.

  • Homeowners: Every 10 years
  • Landlords: Every 5 years or when a new tenant moves in
  • Businesses: Typically every 5 years (or as specified by regulations for certain industries)

It assesses the condition of wiring, fuse boards, sockets, and switches, identifying wear and tear, faults, or hazards that could pose a safety risk.

If issues are found, the report will classify them as C1 (dangerous), C2 (potentially dangerous), or C3 (recommendation for improvement). Necessary repairs must be carried out to ensure compliance.

For landlords, an EICR is legally required every 5 years, with penalties of up to £30,000 for non-compliance. While not mandatory for homeowners, it is strongly advised for safety.

The duration depends on the property size, but it usually takes between 1 to 4 hours. Larger or older properties may take longer.

An EICR is not a legal requirement for selling a property, but having one can reassure buyers and speed up the sale process.

Prices vary depending on the property size and location, but typically range from £100 to £300 for residential properties.

Only qualified and registered electricians or electrical contractors should perform an EICR to ensure safety and compliance with regulations.
